How to find a home’s BER: SEAI’s register, by its 9-digit number
SEAI's National BER Register finds a certificate by its 9-digit BER number or the home's 11-digit electricity meter number, the MPRN (SEAI, read 8 October 2026). It doesn't search by address. A home for sale or rent must show its BER in the advert, and the seller or landlord must show you the certificate if you ask.

Anyone selling or letting a home must put its BER in the advert. Published figure
shall ensure that the energy performance indicator of the current BER certificate for the dwelling is stated in any advertisements, where such advertisements are taken relating to the sale or letting of that dwelling.

shall produce a printed copy of the BER certificate (in the form prescribed in Schedule 1 to these Regulations) and the accompanying advisory report in relation to the dwelling to any person expressing an interest in purchasing or taking a letting of the dwelling.

If these BER details are not included within the advertisement of the property, you should contact the selling or letting agent or notify your local building control authority.

To search the register you will need one of the following two pieces of information about the property: Meter Point Reference Number (MPRN) from the top of the electricity bill; BER number from the BER Certificate and Advisory Report.

We cannot provide copies of expired BERs to homeowners, sellers or renters under the S.I. 243 Regulations. If a BER cert has expired you should have a new BER assessment carried out on your home.

If you are a prospective purchaser or renter and you do not know the MPRN, please contact the building owner or their agent to request a copy of the Advisory Report for the property being offered for sale or let.

Questions people ask
- Can I look up a BER by address?
- No. SEAI's register finds a certificate by its BER number or the home's MPRN. For a home for sale or rent, the BER is in the advert, and the agent must show you the certificate if you're interested.
- How do I get a copy of my BER certificate?
- Download it from SEAI's National BER Register with the BER number or the MPRN from the top of your electricity bill. A certificate past its 10 years can't be downloaded.
- Why can't I find my BER on the register?
- It may have expired after 10 years, or SEAI may have revoked it after an audit, in which case your assessor should replace it.
- Where do I find the MPRN?
- On your electricity bill: an 11-digit number. It identifies your meter, so share it only with people who need it. FixMyBER never asks for it.

- The register: SEAI's Find a BER page and the National BER Register's search page, read 8 October 2026, quoted word for word.
- The law: S.I. 243 of 2012, the regulations as made, from the Irish Statute Book. Later amendments may change the wording; SEAI says the same thing today.
- What we did not do: Look anything up on the register. It is for owners, buyers and renters, one home at a time. We never ask for your BER number or your MPRN.
