Each figure is SEAI's median for homes upgraded through a One Stop Shop in January to June 2026. The three columns are separate medians, so the grant and the homeowner's share don't add up to the works. Most of these jobs included a heat pump, windows and doors, wall insulation and ventilation.

The cheapest route to a B depends on where the house starts
Our model of the cheapest set of grant-aided jobs that gets each home to a B, at SEAI's median prices. Our model
From a C, the cheapest route to a B costs about €16,700; from a G, about €39,400
After grants, the middle home starting at a C pays €2,500; one starting at a G, €16,900.
Each bar is the middle cost, before grants, of the cheapest set of grant-aided jobs our model finds to bring a home to a B, across every kind of house that starts at that letter. Not every home gets there: from a C, 86.3% can on grant-aided jobs alone; from a G, 30.6%. It is a typical route, not a quote for your house.

Grants cover 87% of the best-funded job and 19% of the least.
| Job | SEAI median | Grant | Grant covers |
|---|---|---|---|
| Attic insulation | €2,101 | €1,500 | 71% |
| Cavity wall insulation | €1,585 | €1,300 | 82% |
| Internal wall insulation (dry lining) | €9,843 | €3,500 | 36% |

| Heat pump (full grant) | €16,741 | €14,500 | 87% |
| Solar panels | €9,500 | €1,800 | 19% |
Each price is SEAI's median for that job on a semi-detached or end-of-terrace house, January to June 2026. The heat pump grant is the full €14,500, which needs an oil, gas, solid-fuel or storage-heater system to come out. Grants are paid after the work, and the work needs SEAI's approval first.

Questions people ask
- How much does a deep retrofit cost in Ireland?
- Through a One Stop Shop, SEAI's medians for January to June 2026 run from €20,638 for an apartment to €66,304 for a detached house, before grants. A semi-detached house was €62,881.
- How much of a retrofit do grants pay?
- On a One Stop Shop job on a semi-detached house, the median grant was €23,880 and the median homeowner paid €37,816. On single jobs, grants cover from 19% to 87% of SEAI's median price.
- Can I borrow for a retrofit?
- The Home Energy Upgrade Loan lends €5,000 to €75,000 over up to 10 years, but only for work done through a One Stop Shop or community coordinator, and it closes to new loans on 31 December 2026 unless it runs out sooner.
- Is it cheaper to do one job at a time?
- It can be, if the house needs only a job or two. A One Stop Shop has grants for more jobs, such as floors, ventilation and airtightness, takes the grant off the bill and manages the work, but charges for doing so.
